House buying process for NRIs in India
Hey guys, I’m buying a flat in Bangalore. I wanted to know the whole process of buying a property in India. The flat is from a reputed builder and ready to move. I also wanted to know if I can complete al the process while being abroad or I’ve to travel to India to do it?

Reputed or not they are good only till they are caught. I hope you are getting my point. Do your own work to check for the flat. non-EC is a must and you should also check for any dispute over entire land on which flats are built. Proceed only when you have done your homework.
Bangalore could be safe a bit as I’ve never heard of any fraud case by builders so far in over a decade or so.
As far as the process is concerned, you can buy it while being abroad but you will have to give POA to someone in India which is PITA in itself. The best option is to visit and complete the process.
I’ve experience of buying and selling properties in India and UK and all I can say is that Indian process is freaking beat all other countries when it comes to the process. I sold/bought properties in India and it took me only few minutes to complete the process provided you have sales documents prepared and that is the only delay.
Well this was few years back in pre-fucking-Aadhaar card era.
Last time I sold property, I went with buyer to local sub-registrar’s office, sales deed was ready. It took just 5 minutes or so to complete it.
Now a days they require Aadhaar card, if you have it then no problem. If you are OCI then good luck explaining those idiots that you don’t need Aadhaar card as OCIs are not issued one.
Last time I bought a property in the UK and it took me 3 months to complete the sales. That too when no one was in chain. Google for what property chain in the UK. It takes on average 6 months or more for a sales process to complete in the UK. So you now know how easy it is in India.
