Owner asking for booking amount for house sale, is it legal?

I've seen few properties listed on various Indian real estate websites where owner has specifically asked for 10% booking amount. Is it legal and should we give booking amount to the owner?

My ancestral house is some 30+ years old and it is in ruins. No one lives there. I was thinking of renovating it but not sure where to start. Most of the times I stay abroad so don't have time for it. Does anyone have any experience in renovating old house in India?

Hey guys, I'm buying a flat in Bangalore. I wanted to know the whole process of buying a property in India. The flat is from a reputed builder and ready to move. I also wanted to know if I can complete al the process while being abroad or I've to travel to India to do it?
